Expert Letting Advice for Tenants

How do I rent a property with midcornwall?

1. The first step is to check what property we have available on our website. It is updated hourly as new properties become available or let!

  • We recommend that you start looking for a property roughly 4-5 weeks before the time you are needing to move. Questions you need to think about before looking are what budget are you working within? Have you an idea of how long a tenancy you are looking for (short/long term)? Have you a specific town/village you are looking to live in? Do you have a specific property type in mind - flat/bungalow/house? Are there any requirements you will not compromise on - must have a garage, must allow pets, for example?

    If you find a selection of properties that are of interest please contact us to arrange viewings. However, if there is at this moment in time nothing suitable for you, either keep checking back on the website as it is updated hourly, or register in the My Midcornwall section of the website where you will automatically be emailed when a suitable property becomes available.

2. View a selection of properties

  • After contacting our Lettings Team we will arrange for viewings for you at your chosen properties at your convenience. In our experience we have found that the rental market of property rarely stands still. For this reason, if you do stumble upon your perfect property, please be prepared to take the jump and ask to accept the property. Viewings on properties are often shown to more than one prospective tenant a day!

3. You've found the perfect property!

  • Once you have found the right property, we will contact the owner to gain their consent and approval before beginning all the administration work. With the owner's approval the property is held for you 'subject to contract'. Non- refundable fees* are then required from you to begin the paperwork.

4. References and securing the property, 'subject to contract'

  • References will then be taken and checked. All necessary documents, including the Tenancy Agreement will be sent to you, and these should be read through carefully by yourself. If you have any questions regarding these documents, please do not hesitate to contact the Lettings Team, who will happily answer any queries. We will also issue you with a Statement of Account, for your initial payment. You will notice costs for :

    Rent for the first month

    Deposit
    Fees*

    Monthly rental payments are taken by standing order in advance. We will need all your bank account details at this stage of the process to complete the appropriate forms for the banks.

5. Signing up

  • Once all the documents, references and payments have been completed and are successful, a date will be set for you to start the tenancy. On that day the usual arrangements are for you to pop into the office and collect the keys!

    member of the Lettings Team will have already compiled the Inventory Check-In report. You will be given a copy of this when you collect the keys, in which you then have 7 days to check through it and make any amendments, if necessary. Again, please do get in contact with us if you have any questions or queries, so we can deal with them as quickly as possible.

6. What if I need help during my tenancy?

  • As with any property, either lived in by the owner or a tenant, they can need minor repairs over time. If your property is managed by midcornwall, then contact Nick on 01726 815581, who deals with the repairs and property maintenance, with any problems you may be having.

    If your property is managed by the landlord, you will need to contact them directly.
